2. Applicability and services
2.1 Huurspot runs a business aimed at meeting the following market needs:
Collecting rental listings from Sources in one place.
Informing Users as quickly as possible about listings that match their Search Profile.
2.2 These Terms apply to all use of the Website and to all agreements between Huurspot and Users. An agreement is formed by offer and acceptance, which takes place digitally via the Website.
2.3 Huurspot is not a landlord, real estate agent or intermediary. Huurspot is not a party to any rental agreement between the User and a landlord and receives no fee from landlords or agents.
2.4 Huurspot does not promise that a User will obtain a home. Huurspot makes every effort to inform the User of new listings as quickly as possible, so that they can respond to the Source in time themselves.
3. Account
3.1 Huurspot’s services are only available to Users aged 18 or older.
3.2 The User must provide accurate and complete information during registration and keep it up to date for as long as they use the Website.
3.3 An Account is personal. The User keeps their login details secret and does not share their Account with others. The User is responsible for all use made of their Account.
3.4 If the User suspects that someone else has access to their Account, they must report this without delay via hallo@huurspot.io and change their password.
3.5 The User can delete their Account at any time via their Account settings. Any running Subscription will then end in accordance with Article 6.
4. Subscription and prices
4.1 Huurspot offers Subscriptions for a period of 1, 2 or 3 months. Current prices are shown on the Website and include VAT.
4.2 Creating an Account and setting up a Search Profile is free. The User only receives Alerts with an active Subscription.
4.3 Huurspot charges no agency fees, no success fee and no costs other than the Subscription price.
4.4 The Subscription starts as soon as Huurspot has received payment.
4.5 Huurspot may change its prices. A price change never applies to a current period. For a renewal, Huurspot will announce a price change by email at least 30 days in advance. The Subscriber may then cancel free of charge in accordance with Article 6.
5. Payment
5.1 The first period of a Subscription is paid in full in advance via our payment provider Mollie, using one of the payment methods offered on the Website.
5.2 When taking out a Subscription, the Subscriber authorises Huurspot to collect payments by direct debit (SEPA direct debit mandate). With this mandate, the amount for the new period is debited at each renewal.
5.3 The Subscriber receives a digital invoice by email for every payment. Invoices can also be viewed and downloaded from the Account.
5.4 If a direct debit fails, the Subscriber will receive a reminder by email and Huurspot will try to collect the amount due again after 3 days. As long as the amount remains unpaid, Huurspot may suspend sending Alerts.
5.5 The Subscriber has the right to reverse a direct debit within 8 weeks. After a reversal, Huurspot may suspend sending Alerts until the amount has been paid. The amount remains due for the period in which the Subscriber used the Subscription, unless they have lawfully cancelled or withdrawn from the Subscription.
5.6 If the Subscriber fails to pay an amount due on time, they will first receive a free payment reminder with a 14-day deadline. If the amount has not been paid by then, Huurspot may charge statutory interest and extrajudicial collection costs in accordance with the statutory rules, and may outsource the claim to a third party.
6. Renewal and cancellation
6.1 At the end of the period, a Subscription is automatically renewed for 1 month, unless the Subscriber has cancelled the Subscription or indicated that they do not wish to renew it.
6.2 No later than 7 days before each renewal, the Subscriber receives an email stating the renewal date, the amount and how to cancel.
6.3 The Subscriber can cancel their Subscription at any time via the “Cancel subscription” button in their Account. No reason is required. Huurspot confirms the cancellation by email.
6.4 After cancellation, the Subscription continues until the end of the current period and is not renewed. No further payments will be collected.
6.5 On cancellation, an already paid period is not refunded, except in the cases set out in Article 7.
7. Right of withdrawal and money-back guarantee
7.1 The Subscriber has the right to withdraw from a Subscription within 14 days of taking it out, without giving any reason.
7.2 When taking out a Subscription, the Subscriber expressly requests Huurspot to start providing the service immediately, i.e. within the withdrawal period.
7.3 The Subscriber withdraws via the “Request refund” button in the Account. Huurspot confirms the withdrawal by email.
7.4 Money-back guarantee: notwithstanding the statutory rules, Huurspot refunds the full amount upon withdrawal, even if the Subscriber has already received Alerts. The refund is made within 14 days of the withdrawal, using the same payment method. The Subscriber receives an email once the refund has been made.
7.5 The right of withdrawal and the money-back guarantee apply to taking out a Subscription, not to an automatic or manual renewal. Article 6.5 applies to renewals.
8. Listings and Alerts
8.1 The listings on the Website come from Sources. Huurspot checks these listings as far as reasonably possible, but does not guarantee their accuracy, completeness or availability.
8.2 Responding to a listing, viewings and entering into a rental agreement take place directly between the User and the provider via the Source. The terms of that Source and provider apply.
8.3 Huurspot advises the User never to transfer money before viewing the home and receiving a rental agreement. If the User suspects that a listing is incorrect or fraudulent, they can report it via the Website.
8.4 Huurspot makes every effort to send Alerts as quickly as possible. Alerts are delivered via third-party services, such as telecom providers, WhatsApp and email providers. Huurspot does not guarantee delivery or delivery speed.
8.5 The User is responsible for providing correct contact details, enabling the desired alert channels and the settings of their phone.
9. Huurspot’s obligations
9.1 In providing its services, Huurspot shall exercise the degree of care that can reasonably be expected of it. Huurspot is free to determine how it provides its services and may engage third parties to do so.
9.2 Huurspot makes every effort to ensure the continuous and correct operation of the Website. If it is desirable to (temporarily) restrict access to the Website for maintenance or expansion, Huurspot will do so as far as possible at times when Users are least inconvenienced.
9.3 Huurspot will make every effort to prevent misuse of the Website. This may include investigating Users and excluding Users who engage in misuse.
9.4 Huurspot answers questions by email within 3 working days.
10. Users’ obligations
10.1 Every User must refrain from misuse. Misuse includes, but is not limited to:
Sharing an Account or login details with others.
Forwarding, reselling or publishing Alerts or listings from the Website to third parties for commercial purposes.
Automatically reading the Website (scraping) or using bots, scripts or other automated means.
Disrupting or overloading the Website, or attempting to bypass security.
Using the Website to build a competing service.
Providing false information or using the Website under false pretences.
10.2 If Huurspot detects misuse, it may first warn the User and, in the event of serious or repeated misuse, block the Account and terminate the Subscription with immediate effect. In that case, Huurspot will not refund any amounts, to the extent permitted by law.
11. Privacy
11.1 Huurspot processes Users’ personal data carefully and in accordance with the General Data Protection Regulation (GDPR).
11.2 Which data Huurspot processes, why and for how long is set out in the privacy policy on the Website.
12. Force majeure
12.1 In the event of force majeure, Huurspot is not obliged to fulfil its obligations under the agreement for as long as the force majeure lasts.
12.2 Force majeure means any circumstance beyond Huurspot’s control that permanently or temporarily prevents performance of the agreement. This includes in any event disruptions at engaged third parties or suppliers (such as hosting, payment provider and alert channels), power and internet outages, technical failures whether or not caused by viruses or attacks, changes to or blocks by Sources, government measures and illness.
12.3 As soon as a force majeure situation arises, Huurspot will notify the User. If the force majeure lasts longer than 30 days, or it is clear that it will last longer than 30 days, either party may terminate the agreement. Huurspot will refund the prepaid amount for the period without service on a pro rata basis.
13. Limitation of liability
13.1 Although Huurspot makes every effort to provide its services properly, it cannot rule out that damage may occur. Huurspot’s liability is limited to direct damage and to a maximum of the amount the Subscriber has paid for the current period of their Subscription.
13.2 Huurspot is not liable for:
not finding or not obtaining a home;
incorrect, incomplete or outdated information from Sources;
the actions of landlords, agents and other providers, including fraud;
delayed or undelivered Alerts due to disruptions at third parties.
13.3 The limitations in this article do not apply if the damage results from intent or deliberate recklessness on the part of Huurspot.
14. Changes to the Terms
14.1 Huurspot may change these Terms. Changes will be published on the Website.
14.2 Huurspot will notify the Subscriber by email of changes that are unfavourable to them at least 30 days before they take effect. If the Subscriber does not agree, they may cancel the Subscription free of charge before the effective date. Huurspot will refund the prepaid amount for the period after cancellation on a pro rata basis.
15. Complaints
15.1 Complaints about Huurspot’s services can be submitted via the contact form or by email to hallo@huurspot.io, with a clear description of the complaint.
15.2 Huurspot confirms receipt within 3 working days and responds to the complaint in substance within 14 days at the latest. If handling requires more time, Huurspot will report this within that period, with an indication of when the User can expect a response.
15.3 If Huurspot and the User cannot resolve the matter together, the dispute may be submitted to the competent court.
16. Miscellaneous
16.1 The User may not transfer the agreement with Huurspot, or any rights and obligations under it, to a third party.
16.2 Huurspot may transfer the agreement to a legal successor, for example when Huurspot is placed in a legal entity. Huurspot will notify this in advance by email. The Subscriber may then cancel the agreement free of charge, with a pro rata refund.
16.3 If any provision of these Terms is found to be void, invalid, unenforceable or unlawful, the remaining provisions remain in full force. The provision concerned will be replaced by a provision that approximates the original purpose as closely as possible.
16.4 All content on the Website and its compilation, such as text, images, logos, icons, the listings database and software, are the property of Huurspot or its licensors and are protected by copyright and database rights.
16.5 These Terms and all agreements between Huurspot and Users are governed by Dutch law, without prejudice to the protection afforded to the User by mandatory consumer law.
Version 1.0, effective from 1 July 2026.
