When do new listings appear?
New homes don’t come online evenly. In Rotterdam, most listings appear on Monday and Tuesday, with a peak between 10 am and 2 pm. If you only check during the morning, you’ve already missed part of what’s available.
On top of that, listings are spread across dozens of rental sites, each with its own rhythm and application process. Checking every channel at the right moment is the real work, not finding one home.

Renting in Rotterdam
If you’re looking for a rental in Rotterdam, you’ll probably start with a handful of well-known sites. But a large part of what’s available never appears there, or only later. Investors list homes on their own websites, agents work from their own lists, and rooms often go through platforms for students and young professionals. Every channel has its own rhythm. The only way to see everything is to check everywhere at once.
And in Rotterdam, speed matters. An affordable apartment in Kralingen, Noord or Katendrecht gets more responses within a few hours than a landlord can go through. Most landlords invite the first people who respond and then take the listing down. If you only start searching after work, you’re often too late.
Send a complete response the first time
A fast response only helps if you can show right away that you can afford the rent. Landlords in the private sector (vrije sector) usually ask for a gross income of three to four times the base rent, excluding service costs. They’ll also want to see your payslips, an employer’s statement (werkgeversverklaring) and a copy of your ID. Get those documents ready in advance. Then you can send a complete response within minutes, while others are still looking for their latest payslip.
Searching in one of the areas where the Rotterdam Act (Rotterdamwet) applies, such as parts of Rotterdam-Zuid? Check first whether you need a housing permit (huisvestingsvergunning) and whether you meet the requirements. Without a permit, the landlord isn’t allowed to choose you as a tenant there, no matter how fast you respond.
What your budget gets you
Prices vary a lot between Rotterdam’s neighbourhoods. You pay the most per square metre in the city centre, on the Kop van Zuid and in Kralingen. In IJsselmonde, Prins Alexander, Charlois and Hoogvliet, the same budget often gets you a bigger home, and the metro still takes you to the centre quickly. The table above shows what to expect in each area, so you know in advance whether your search is realistic.
Looking for a room? Then you’re mainly up against students from Erasmus University and the universities of applied sciences. Demand peaks around the start of the academic year. Housemates usually choose who moves in themselves, often after a viewing evening (hospiteeravond). Here too, responding early makes an invite more likely.
It comes down to timing
Finding a rental in Rotterdam is less about the perfect home and more about the right moment. If you see new listings as soon as they appear, you have a real chance. The figures on this page show how quickly new homes come up in Rotterdam, and how quickly they’re gone again.
What you should know about renting in Rotterdam
It depends on the street. In 25 designated streets, such as Dordtselaan, Pleinweg and Polderlaan, every rented home or room has required a housing permit (huisvestingsvergunning) since 1 December 2025, whatever the rent and including homes from private landlords. The city checks police records for past nuisance or crime linked to where you lived. This applies to everyone aged 18 or over who moves in. If you are unsure, ask the landlord before signing whether the street is on the list.
No. Huurspot looks for homes from private landlords and in the free sector. Social housing from housing associations in Rotterdam and the surrounding region is listed on Woonnet Rijnmond. You register there separately; each listing explains how the home will be allocated.
At the City of Rotterdam's landlord reporting point (meldpunt goed verhuurderschap). You can report things like intimidation, discrimination or an excessive deposit there. If you think your rent or service costs are too high, you can start a case with the Rent Tribunal (Huurcommissie). For free legal advice, contact the Legal Services Counter (Juridisch Loket).
According to Pararius, new free-sector tenants in Rotterdam paid an average of about €23 per m² a month in 2026. That puts a 60 m² apartment at roughly €1,375 a month. A room from a private landlord cost around €710, according to Kamernet. Homes with 186 points or fewer have a legal maximum rent; a rent check shows whether the asking price is allowed.
