When do new listings appear?

New homes don’t come online evenly. In Groningen, most listings appear on Monday till Wednesday, with a peak between 10 am and 4 pm. If you only check during the morning, you’ve already missed part of what’s available.

On top of that, listings are spread across dozens of rental sites, each with its own rhythm and application process. Checking every channel at the right moment is the real work, not finding one home.

Renting in Groningen

Groningen is a student city, and you can see that in what’s on offer. A large share of what comes online is rooms and small studios. There are fewer self-contained apartments, and that’s exactly where competition is fiercest. Listings come from large platforms, from room landlords with their own websites, and from small letting agents that only advertise locally.

The pace is slower than in the Randstad, but the difference is smaller than you might think. A good room or studio in the older neighbourhoods around the centre is often offline within a few days. Many landlords only invite the first people who respond. If you only see a listing in the evening, you’re often already out of the running.

It gets busier around summer

The academic year sets the rhythm. From spring onwards, new students, including students from abroad, start looking for a room for September. Demand peaks in July and August, and far more people respond to each room. If you’re searching in those months, start early and make sure you can respond straight away.

Room or self-contained home

With a room, the housemates usually choose who moves in, often after a viewing evening (hospiteeravond). An early response improves your chances of an invite. Have a short, personal message ready that you can quickly adjust and send.

For a self-contained home in the private sector (vrije sector), landlords usually ask for a gross income of three to four times the base rent, excluding service costs. They’ll want to see your payslips, an employer’s statement (werkgeversverklaring) and a copy of your ID. If you have those ready, you can send a complete response within minutes. For a newly built mid-rent home (middenhuur), check whether you need a housing permit (huisvestingsvergunning) from the municipality.

What your budget gets you

The median rent in Groningen is low because the figures include a lot of rooms. So look mainly at the price per square metre in the table above. You pay the most per metre close to the centre and in the inner-city neighbourhoods. In districts such as Nieuw-West and Oud-Zuid, the same budget often gets you more space.

Be careful with rooms

Never pay a deposit or rent before you’ve seen the room and signed a contract. International students in particular are targeted by scammers, because they often search from abroad.

Frequently asked questions

What you should know about renting in Groningen

Yes. Since December 2025, an owner who lives in their own home can rent out one room to one person without a room-rental permit. The room must be at least 5 m², and there must be a written rental contract. Be aware that for the first nine months, renting from a live-in landlord (hospitaverhuur) gives you less protection: the landlord can end the contract more easily.

Steunpunt Huren Groningen offers tenants free legal advice and mediation with landlords. You can also report problems through the City of Groningen's online reporting point, which is open to all tenants and home seekers. The city fines landlords who break the rules and has made such fines public.

No. Huurspot looks for homes and rooms from private landlords and in the free sector. Since 3 November 2025, social housing from every housing association in the province of Groningen has been listed on Groningen Huurt (groningenhuurt.nl). You register there separately; first-time registration costs €19.

A room from a private landlord in Groningen cost around €580 a month in 2026, according to Kamernet. For free-sector homes, new tenants paid an average of about €19 per m² according to Pararius, which puts a 60 m² apartment at roughly €1,150 a month. Rooms and homes with fewer points have a legal maximum rent; a rent check shows whether the asking price is allowed.
